Indio Planning Commission to Vote Tonight on Major Mixed-Use Development Near I-10

Indio's Planning Commission is set to vote tonight on a sweeping development proposal that could reshape the northern edge of the city, as residents and city officials weigh the promise of new jobs and housing against concerns over traffic and air quality.

The project, called Oasis at Indio, would build on 183 acres of currently vacant land bordered by Avenue 42 to the north, Monroe Street to the east, and Interstate 10 to the south. Developer BH Properties has been working on the proposal for more than two years, and tonight the Planning Commission will decide whether to recommend it to the City Council for final approval.

The plan comes in two versions. The larger scenario would bring up to 3,240 multi-family housing units, 20,000 square feet of commercial space, and nearly 1.8 million square feet of light industrial development. A smaller alternative would include up to 1,237 housing units, more than 71,000 square feet of commercial space including a 128-room hotel, and the same amount of industrial space. BH Properties says the project could generate up to 1,300 retail jobs and 1,200 construction jobs.

The industrial component has drawn particular scrutiny. While the plan technically allows for warehouses, developers say that is not the most likely outcome. Still, nearby residents have pushed back, raising concerns about what that much industrial space near their neighborhoods could mean for air quality and truck traffic. Sun City residents have been among the most vocal, with some questioning whether the city's infrastructure can handle the added strain.

If the commission recommends approval tonight, the proposal moves to the City Council for a final decision. The meeting begins at 6 p.m. at Indio City Hall.
