Palm Springs reviews new design for proposed first In-N-Out restaurant

The wait for Palm Springs’ first In-N-Out Burger location could be moving one step closer to reality as the city’s Architectural Review Committee reviews updated designs for the proposed restaurant.

The committee is set to examine new plans for the restaurant, which is planned for a 2.4-acre site at the corner of East Palm Canyon Drive inside the Smoketree Village Shopping Center.

The proposed restaurant would measure more than 3,800 square feet and would include a drive-thru and outdoor dining area.

The project received approval from the Palm Springs Planning Commission for most of its initial plans in 2025, but concerns were raised about the building’s design and architecture. Those concerns included the overall look of the structure, exterior colors, landscaping, and the design of the drive-thru and patio areas.

New renderings presented to the Architectural Review Committee include updated landscaping and design changes intended to address those concerns.

Some nearby residents say they are excited about the possibility of having an In-N-Out closer to home, while others have previously raised concerns about potential traffic impacts due to long lines often associated with the popular restaurant chain.

If the Architectural Review Committee approves the updated design and any requested conditions are addressed, the project could move forward to the building permit process.

The proposed Palm Springs location would become the city’s first In-N-Out Burger, joining existing locations in Thousand Palms, Rancho Mirage, La Quinta, and Indio.
