In-N-Out Burger Eyes Palm Springs Location on East Palm Canyon Drive
Popular California burger chain In-N-Out Burger is nearing final approval in the city of Palm Springs. According to documents filed with the city's Planning Commission, the company has submitted a Major Development Permit application to construct a 3,886-square-foot restaurant with drive-thru service at 1801 East Palm Canyon Drive.
The Planning Commission is expected to consider the application at an upcoming meeting on Tuesday, July 8th. Their decision on the development permit will determine whether the project can move forward to the next phase of the approval process.
Project Details
The development would include the main restaurant building, an auxiliary drive-thru facility, a freestanding canopy, trash enclosure, off-street parking, and landscaping. In-N-Out has also applied for a Land Use Permit to offer outdoor dining at the location.
As part of the project, the existing frontage road along East Palm Canyon Drive would be closed and replaced with a publicly accessible pedestrian path and landscaping. The company says this mirrors recent development patterns in the area and will include circulation improvements along East Palm Canyon Drive and Smoke Tree Lane to better manage traffic flow to and from the shopping center.
Permit Process
The project requires several city approvals, including a Major Development Permit currently under Planning Commission review. In-N-Out has also filed for an Administrative Minor Modification to allow a 102-foot front yard setback instead of the standard 125-foot minimum required along East Palm Canyon Drive.
Planning Commission Review
City planning staff have recommended approval of the Major Development Permit, subject to standard conditions. If approved, the new In-N-Out would join the popular chain's growing presence in the Coachella Valley, bringing the California-based burger company's signature menu to another desert community.
